Fall Brook Subdivision
Haas Landscape Architects and our consultant team were retained to
plan and guide the developer through the design, approval and phased
construction of a new subdivision. The total project area covered
99.5 contiguous acres of which two-thirds of the site was subdivided.
The initial Sketch Plan was progressed to include a total of 34 single-family
lots with on-site septic and wells and approximately 14 acres
of zoned land for a small office or potential duplex cluster.
Roadways, planned to Town standards, were limited to maximize lot
frontage and minimize maintenance and runoff. Perimeter buffer
area, consisting of natural woodlot and Fall Brook Creek, were
maintained to provide character and support wildlife and future
recreation.
The subdivision development was planned to be built-out in multiple
phases to follow the Town of Conklin’s zoning and site plan approval
process. Coordination with the Surveyor, Town Planning Board, and
both State and Federal Agencies. Sanitary disposal, site utilities, and
other infrastructure needs were addressed with the aid of consultants
who also assisted in completing environmental reviews, wetland
delineation, and permits.
A full Stormwater Pollution Prevention Plan (SWPPP) was
completed and revised based on phasing and construction schedule. |
